Signs it may be time
- Leaks in more than one area, or repeat leaks after repairs
- Shingles that are curled, cracked or bald, with granules collecting in gutters or at downspouts
- Sagging areas or soft spots in the deck
- On tile roofs: many broken or slipped tiles, or underlayment that is brittle and torn when a roofer lifts tiles
- On foam roofs: worn-through coating with exposed or eroded foam
Material options at a glance
| Material | Notes for the desert |
|---|---|
| Concrete or clay tile | Heavy and sun-tolerant. The tiles themselves can outlast the underlayment beneath them, so a "tile roof replacement" sometimes means lifting and re-laying the tile over new underlayment. |
| Asphalt shingle | Lower upfront cost and widely available. Look for shingles rated for high winds, and ask about reflective "cool roof" colors. |
| Metal | Lightweight, sheds water fast, and reflective finishes are available. Fastener and seam details matter in wind. |
| Spray foam + coating | Used on flat and low-slope roofs. The coating needs periodic renewal to protect the foam from UV. |

Roof replacement FAQ
How do I know if I need a new roof or just repairs?
Signs that point to replacement: leaks in several places, shingles that are brittle, curled or losing granules across the whole roof, widespread cracked or slipped tile with failing underlayment, or a foam roof with a lot of exposed or damaged foam. A roofer can tell you which camp your roof falls into.
Can new shingles go over the old ones?
Sometimes building codes allow a limited number of layers, but many roofers recommend a tear-off so they can inspect and repair the deck. Ask your roofer what applies at your address and why they recommend one approach.
Does a re-roof need a permit?
Ask your contractor. In Pahrump, building permits are handled by Nye County Building & Safety, and the licensed contractor typically pulls any required permit.
How long does a roof replacement take?
It depends on the roof's size, material and weather. Ask the roofer for a schedule and how they'll protect the house if weather moves in mid-job.
